Uplyme.com has been approached by Chris Herron, the Project Manager for the new affordable housing development on the land behind the Village Hall. Chris has suggested that it would be helpful if there were a topic on the uplyme debate to enable him to provide regular updates on progress and to promote discussion of any issues arising from the development.

Please feel free to post comments or questions in this topic, but please restrict contributions here to matters directly concerning the development itself.

Of course, as usual, anyone is free to begin a separate topic on other issues.

Morning Uplyme

Just a brief note to let you know we will be starting on site over the next few weeks.

There are some further ground investigation works being carried out on Monday the 21st May. To enable Mi-space to confirm the foundation design for the scheme.

How long is the work due to take and will there be any disruption to through traffic at the mini-roundabout ?

Hi Geoff

The work is due to start on the 11th of June with a completion mid March next year.

There should not be any disruption to the through traffic at the mini roundabout, as all my deliveries are scheduled to miss the school traffic. Also forming the new entrance at the roundabout is one of the first tasks to allow all construction traffic to pull straight onto site.

Smile What is the definition of `affordable housing`.. .. as many locals may not be on a high enough wage.. so would still not be able to afford to buy these properties..also is there going to be social housing there as well?

Affordable Housing, is the term used by the housing associations for homes to rent. The scheme is a mix of 4, 2 bed houses, 3, 3 bed houses & 1, 4 bed house.

Just an update on the progress on site:
BT are diverting some of the overhead cables to allow us to form the new exit on the roundabout.
The top soil has been stripped & kept for reuse.
Our site accommodation is being delivered on Friday (22/06/12)
We hope to start piling the foundations next week. (25/06/12)

Is it to be all affordable housing properties? If not which ones are to be allocated through Devon Home Choice...shall the 4 bed house be let in this way?

Morning Uplyme

Progress update on site:

All the concrete foundations have been poured
The ground floors are being installed
Next week we will commence thye drainage and service installations ( 13/08/12)

We have encounted a soft area of ground in the front entrance off the mini roundabout that we need to rectify beofre I can continue with the road. This has hampered progress on site & i'm still awaiting a remediation strategy before I can continue. This is why we are still using the tempoary entrance in the Village Hall overflow car park.

If you would like a site visit or have any questions please don't hesitate to call into site or respond to this post.

Are you looking for affordable rented accommodation in the village, or do you have family or friends who are?

Guinness Trust is building eight affordable houses in the centre of Uplyme, just next to the Village Hall. These are made up of:

• four, 2-bed, 4 person homes (two double bedrooms),
• three, 3-bed, 5 person homes (two double bedrooms and one single bedroom),
• and one, 4-bed, 6 person home (two double bedrooms and two single bedrooms).

Construction is now underway, and the currently expected completion date is July 2013. The expected rents will be confirmed close to completion.

The housing is intended for people with genuine local connections, so you will need to demonstrate one of the following:

• have been resident in the parish for at least 3 years
• have been a dependant of a resident of the parish for at least 3 years
• have been employed in the parish for at least 3 years
• have close local or family connections with the parish

If you can demonstrate a local connection you will be able to apply for this housing whatever your housing band on Devon Home Choice.

In order to apply for these homes you will also need to be registered with Devon Home Choice. So, if you want to be considered for these rented houses, it’s very important for to make sure your Devon Home Choice registration is up-to-date (call 01395 517469, visit www.devonhomechoice.com or email devonhomechoice@eastdevon.gov.uk ).

I know two couples in the village who have been saving hard to buy these houses as we were under the impression they were to buy or part buy not just rent. They want to be able to buy in the village not rent. I have had to move out the village as couldn't afford to buy and don't want to rent.
